WHAT IS HOME WATCH?

Home Watch is a visual inspection of a home or property, looking for obvious issues. Know by various names such as absentee homeowner services, property watch, house check, home concierge, and person property managers, Home Watch companies provide a comprehensive service. Whether your absence is brief or extended, we are dedicated to visually examining both the exterior and interior of your property. Unlike “house-sitters” who physically reside in the home, our primary focus is regular visits to your home.

While we are not a security service, our periodic visits act as a potential deterrent to criminal activity. If any problem or situation arises during our inspections, we promptly communicate with you and collaborate on finding and implementing a solution. The goal of our Home Watch service is to offer you peace of mind, ensuring that your home remains well-maintained and secure in your physical absence.

These services are particularly sought after by individuals who own multiple homes, travel for extended periods, or are in the process of transitioning to a different type of housing and are not yet ready to sell their current residence.

WHAT SETS US APART?

  • Regrettably, the state of Florida currently does not mandate a license to offer home watch services. While this may change, it’s worth noting that we operate as a licensed brokerage. We stand prepared to comply promptly in the event that the state deems a license a prerequisite for such services.

  • Our journey in property management started in 2018, and over the years, we have faced various situations that have contributed to our knowledge and equipped us to handle future challenges more effectively.

  • Our vast database includes licensed and insured vendors known for delivering exceptional services. This network allows us to tap into reliable resources, ensuring that your property receives the best possible care.

  • By taking additional measures to join the NHWA, we not only demonstrate our commitment to continuous learning and skill development but also pledge to adhere to the elevated standards and ethical principles set forth by the association.

  • We’re not a solo operation, and not even a duo – our team consists of seven members. This ensures that we have the capacity to address issues promptly as they arise and provides the flexibility to cover for each other in case someone is unavailable.

  • As insurance costs continue to rise, an increasing number of companies are opting to forego coverage. However, being affiliated with the NHWA offers an additional advantage – the mandatory maintenance of a minimum insurance level. While we sincerely hope that the need for insurance never arises, we understand that importance of fiscal responsibility in your decision-making process when choosing a service provider.

  • We prioritize our clients’ needs and concerns, maintaining clear communication channels. Our commitment to customer satisfaction is reflected in our proactive problem-solving and personalized service.

Exterior Services

  • Walk entire exterior of property

  • Visual inspection for any obvious landscape concerns

  • Visual inspection for any siding, roof, and gutter concerns (from the ground)

  • Check for broken sprinkler heads

  • Inspection of pool/spa looking for excessive dirt, water level, and discoloration

  • Check for any vandalism

  • Check for any signs of insect infestation or pest presence

  • Check doors and windows for any signs of damage

  • Remove any mail/flyers/packages from mailbox and front door

  • Status report to homeowner on reoccurring vendor work that we are made aware of (ex: landscaper, cleaner, pool, etc)

Interior Services

  • Walk entire interior of property

  • Note any smells

  • Hand check every door and window to ensure they are properly secured

  • Visual check walls and ceilings for obvious signs of water leaks, mold or mildew

  • Look for signs of pest and insect problems

  • Cycle washing machine (monthly)

  • Check the hot water heater for "vacation" settings

  • Check thermostat settings

  • Check air filter and replace as needed (filter provided by owner)

  • Check A/C pan for water

  • Check lights, specifically any on timers

  • Ensure security system is functioning and turned back on when leaving the property.

  • Bathrooms

    • Check under sinks for leaks

    • Test all faucets (sinks and shower/tubs)

    • Flush all toilets

    • Check exhaust fans

  • Kitchen

    • Check under sink for leaks

    • Test faucet

    • Test garbage disposal

    • Check refrigerator & freezer are working correctly

    • Cycle dishwasher (monthly)

  • Garage

    • Check for any tripped breakers

    • Ensure items in garage are present (vehicles, bikes, golf cart, etc)
