While many property management companies opt not to disclose their pricing, prompting you to make inquiries or schedule appointments, we prioritize transparency. That’s why we’ve chosen to publish our pricing below. Recognizing that each property is unique, we’ve made efforts to be clear and straightforward with our pricing structure. However, in certain cases, particularly with our home watch program, an in-person assessment may be necessary for an accurate service price.

$O UPFRONT FEES

  • RENT OF $1,401 + Leasing fee is 50% of one month’s rent

    RENT OF $1,400 OR LESS Leasing fee is 80% of one month’s rent

  • 10% of rent collected

    (NOT collected when Leasing Fee is collected)

    $150 one time fee when taking on a new property that already has a tenant in place.

  • If a tenant does not fulfill their initial lease term due to reasons such as breaking their lease or a military transfer, we will prorate your leasing fee for the following tenant.

  • ONE MONTH’S RENT $1,500 Minimum

  • $250 Includes a Property Inspection (Tenants Placed by CrossView Property Management Only)

  • $200 per inspection (Tenants Placed by CrossView Property Management Only)

  • $300 Due at time of signed management agreement

    • Cost of the eviction to be paid by owner, due upon recept of invoice. The cost of eviction varies depending on the complexity of eviction. (we do not mark up these expenses)

    • Cost of work/repairs needed to get the property back into rent-ready condition once the tenant has vacated. These expenses will be signed off by the owner before any work is started. (we do not mark up these expenses)

  • Services are billed monthly. The below prices are based on standard home/properties. If your home/property has additional buildings an in person property visit will be needed to provide accurate pricing.

    • Condo

      • 1 Visit - $50

      • 2 Visits - $100

      • Weekly - $180 (4 week month)

      • Weekly - $225 (5 week month)

    • Condo (2,000+ sf)

      • In home visit needed to provide pricing

    • Single Family (up to 2,500 sf)

      • 1 Visit - $70

      • 2 Visits - $130

      • Weekly - $240 (4 week month)

  • These are scheduled Non-Home Watch services

    • $35.00 per half-hour (1 hour minimum)

  • These are non-scheduled services

    • $45.00 per half-hour (1 hour minimum) for services between the hours of 8:00 a.m. and 6:59 p.m. Monday through Friday (excluding Federal holidays)

    • $60.00 per half-hour (1 hour minimum) for services between the hours of 7:00 p.m. and 7:59 a.m. Monday through Friday as well as anytime on Saturday, Sunday and Federal holidays

  • Available only while its safe to travel to the service location

    • $30.00 per person providing service per half-hour (1 hour minimum & typically requires 2 people)

  • This is administrative time for making appointments, speaking with vendors, getting bids/quotes, etc

    • $25.00 per half-hour (30 minute minimum)
