Are There Renewal Fees, Maintenance Markups, or Hidden Costs at CrossView?
Do Jacksonville property management companies charge hidden fees on top of their monthly management fee?
At CrossView Property Management, the answer is straightforward — there's a flat $150 renewal fee, zero markups on repairs or maintenance, and no hidden costs buried in your monthly statement.
What You'll Never See on Your Invoice
A lot of property managers make money in ways that aren't obvious upfront. Maintenance markups are one of the most common. A vendor charges $200 for a repair, the property manager bills you $280, and pockets the difference. It happens constantly — and most owners never know.
CrossView doesn't work that way. We charge vendors nothing extra and pass their invoice directly to you at cost. Because we're not profiting from your repairs, we have no incentive to authorize work that doesn't need to be done.
The Renewal Fee — and Why It's Fair
When a tenant renews their lease, we charge a flat $150 renewal fee. That covers the work involved in confirming renewal terms, updating lease documents, and keeping everything legally current under Florida law.
It's a fraction of the original leasing fee — because keeping a good tenant in place is far less work than finding a new one, and we price it accordingly.
