CrossView Property Management conducts four standard inspections — move-in, three-month, renewal, and move-out — and supplements those with vendor eyes on the property whenever maintenance work is performed.
The Standard Inspection Cadence
Move-in: Before a tenant takes possession, we document the property's condition in detail. This protects you and establishes a clear baseline for the tenancy.
Around three-month walkthrough: A few months into a new tenancy, we typically do a general walkthrough to confirm the tenant is caring for the home. It's not an exhaustive report — it's a temperature check early enough to address anything before it becomes a bigger issue.
Renewal inspection: Before we offer a lease renewal, we inspect the property. If the condition doesn't meet the standard, that factors into whether renewal makes sense. You won't be locked into another term with a tenant who hasn't been taking care of your investment.
Move-out: When a tenant vacates, we conduct a thorough move-out inspection to document the property's condition and determine any security deposit deductions.
Vendors as an Additional Set of Eyes
Whenever a vendor enters the property for maintenance or repairs, we ask them to flag anything notable about the property's condition. It's a practical way to stay informed between formal inspections without adding unnecessary visits.
Why We Don't Over-Inspect
Here's something most property managers won't tell you: too many inspections drive tenant turnover. The more a tenant feels monitored or intruded upon, the less likely they are to renew — and vacancy is expensive.
