Why Realtors Don’t Typically Help Renters

1. Most Property Managers Don’t Work with Outside Agents

In Northeast Florida, the majority of property management companies handle all showings and tenant screening themselves. That means:

  • Commissions aren’t offered to outside agents

  • Tenants must contact each property manager individually

And here's the kicker: many of these systems charge a separate fee—which only applies to that specific company. So if you're interested in 3–4 homes across different companies, you might pay multiple showing fees just to get inside.

  • Application processes vary: Some accept multiple applications and choose the most qualified, others operate first-come, first-served.

  • Extra fees are common: Many listings don’t advertise the full cost upfront—application fees, pet fees, administrative fees, or monthly service charges may apply.

  • Private landlords may be inconsistent: Some owners hire someone just to list the home, but handle management themselves—which can result in unclear communication or uneven policies.

  • Listings may already be rented: Many sites don’t remove rented homes promptly, leading to wasted time contacting properties that are no longer available.
