At CrossView Property Management, our threshold is $300. Anything under that amount we can authorize directly — but only when a repair is genuinely necessary, and never because we benefit from spending your money.
Why $300 — and Why It Matters
Emergencies don't wait for a callback. A burst pipe, a failed water heater shutoff, a lockout situation — these need immediate action to prevent a small problem from becoming a costly one. Most of those emergency responses land right around that $300 mark.
The threshold exists so we can protect your property in the moment, not because we're looking for reasons to dispatch vendors. That distinction matters.
No Markups Means No Incentive to Overspend
Here's something worth understanding: CrossView doesn't mark up repair invoices. That's not an accident — it's intentional. When a property management company marks up vendor invoices, every repair becomes a revenue opportunity for them. The more work that gets done, the more they make.
We don't operate that way. If we're spending your money on a repair, it's because that repair has to happen. Period.
We also understand that unnecessary spending hurts you twice — once in the invoice, and again in your overall ROI. Owners watching money walk out the door don't stick around. That's not a dynamic we want, and it's not one you should accept.
A Word on Multiple Quotes
We try to find competitive pricing whenever possible, but we're also realistic. Many vendors across Jacksonville, Orange Park, and St. Johns County now charge just to come out and bid. Getting three quotes sounds responsible — until you're paying three trip fees for estimates that come in nearly identical.
