What Is Included in Property Management Fees in Jacksonville, FL?

What is included in property management fees, and what will cost you extra?

At CrossView Property Management, the monthly management fee covers the ongoing work of managing your rental property, while leasing a new tenant and renewing a lease have separate fees. We publish those costs upfront because knowing the percentage isn't enough—you need to know what you're actually getting for it.

This is where comparing property management companies can get confusing.

You see one company charging one percentage and another company charging something different. But unless you know what's included in those numbers, you're really not comparing the same thing.

So let's make this simple.

What's Included vs. What Costs Extra at CrossView Property Management?

Here is the current breakdown for CrossView's full-service property management in Jacksonville and Northeast Florida:

Service Included or Separate? CrossView Cost
Ongoing property management Included in monthly management 10% of rent collected
Tenant communication Included No separate fee
Rent collection Included No separate fee
Financial reporting Included No separate fee
Owner portal access Included No separate fee
Maintenance coordination Included No separate coordination fee
Routine maintenance markup No markup $0
Scheduled property inspections Included No separate inspection fee
Lease enforcement & legal coordination Included as part of management No separate management fee for coordination
Emergency response Included No separate management fee
Marketing a vacant property Included as part of tenant placement Covered by leasing fee
Tenant screening Included as part of tenant placement Covered by leasing fee
Showings & lease preparation Included as part of tenant placement Covered by leasing fee
Leasing a new tenant Separate fee 50% of one month's rent, $900 minimum
Lease renewal Separate fee $150
Taking over a property with an existing tenant Separate one-time fee $150
Maintenance reserve Funds held for the property—not a fee $300 reserve
Routine vendor repairs Owner expense Actual vendor cost with no CrossView markup
Pet fee paid by tenant Goes to owner 100% to owner
Qualifying lease-break fee paid by tenant Goes primarily to owner 90% to owner

That's the basic picture.

And this is why we don't love comparing property managers based on one percentage.

A 9% management fee that has five additional charges attached to it may cost you more than a 10% fee that includes more of the actual day-to-day management.

You have to look at the whole thing.

What Does the 10% Management Fee Actually Cover?

CrossView Property Management charges 10% of rent collected for full-service management.

Notice that we said rent collected.

The ongoing management covers the day-to-day work that comes with having a tenant in your property. That includes tenant relationships, rent collection, maintenance coordination, financial management and reporting, legal compliance coordination, emergency response, and customer service.

For owners, that means you're not paying us 10% simply to collect a rent payment.

There's a whole lot happening behind that number.

Tenant calls have to be answered.

Maintenance requests have to be handled.

Rent has to be collected and accounted for.

Statements and records have to be maintained.

Lease terms have to be enforced.

And when something goes wrong—and at some point something will—somebody has to deal with it.

That's property management.

Are Property Inspections Included?

Yes. Scheduled inspections are part of CrossView's full-service management.

CrossView currently conducts inspections at move-in, approximately two to three months after move-in, at renewal, and at move-out.

Those inspections give us another set of eyes on the property instead of waiting until the end of a lease to find out what's been happening.

We've gone deeper into this in our article about how CrossView handles maintenance for Jacksonville property owners.

Because maintenance isn't just about fixing things.

It's also about paying attention to the property along the way.

Does CrossView Mark Up Maintenance?

No.

And this is one of those questions we really encourage property owners to ask when they're comparing property management services in Jacksonville, FL.

CrossView does not add a markup to routine repair and maintenance invoices.

If a qualified vendor performs a repair, you receive the vendor's actual invoice electronically. We don't add another percentage on top of it as a maintenance profit center.

We do maintain a $300 maintenance reserve, but that isn't a fee.

It's money held in reserve for the property so routine issues can be handled without everything coming to a stop while funds are transferred.

CrossView also uses a $300 pre-approval threshold for routine maintenance. Work below that amount can be coordinated without calling you for approval every time. Anything above that threshold is communicated with you before work is authorized.

That keeps the little things moving without taking you out of the bigger decisions.

What Costs Extra When You Need a New Tenant?

Leasing is separate from the ongoing monthly management fee.

CrossView's current leasing fee is 50% of one month's rent, with a $900 minimum.

That fee covers the tenant-placement process, including marketing and advertising, professional photos, showings, tenant screening, lease preparation, and move-in coordination.

And we don't charge that fee upfront.

It is earned when a tenant is placed.

CrossView also offers a leasing guarantee. If a tenant does not complete the initial lease term because of a qualifying lease break or military transfer, the leasing fee for the next placement is prorated.

If you'd like the leasing side broken down in more detail, we explain it in What Leasing and Placement Fees Does CrossView Property Management Charge?

What Does a Lease Renewal Cost?

If the tenant stays and renews, CrossView charges a $150 renewal fee.

That is separate from the monthly management fee, but it is also very different from placing an entirely new tenant.

You aren't paying another full leasing fee every time a good tenant renews.

It's a simple, flat renewal fee.

What About a Property That Already Has a Tenant?

Sometimes an owner comes to CrossView with a tenant already living in the property.

Maybe you've been self-managing and you're ready to hand things over.

Or maybe you're moving from another management company.

For a new property that already has a tenant in place, CrossView charges a one-time $150 fee to take over management.

From there, the property moves into full-service management.

Not Every Dollar on the Pricing Page Is a Fee to CrossView

This is worth explaining because pricing pages can get confusing fast.

CrossView's pricing also shows a pet fee and a lease-break fee.

Those aren't extra management fees you're paying us.

When applicable, 100% of the tenant pet fee goes to the property owner.

And when a tenant has selected a qualifying lease-break fee and breaks the lease early, 90% of that fee goes to the owner.

That's a very different thing from a company charging you another fee.

So when you're comparing pricing pages, pay attention to who is actually paying the charge and where the money goes.

Ask What's Included Before You Compare Percentages

We've written before about how much property management costs in Jacksonville, FL, but cost by itself only tells you so much.

Let's say you're comparing two companies.

One charges less monthly but charges separately for inspections, maintenance coordination, renewals, and other services.

Another company charges a little more monthly but includes most of that work.

Which one costs less?

You won't know by looking at the percentage.

And you definitely won't know which company is a better fit for you.

Ask for the complete fee schedule.

Ask what is included.

Ask what costs extra.

Ask whether maintenance invoices are marked up.

Ask about inspections.

Ask about leasing and renewals.

And then ask yourself whether you can actually have a conversation with the people who will be managing your property.

Because once again, price matters.

But it's not the only thing that matters.

The Final Takeaway

If you're asking what is included in property management fees, don't settle for a percentage and a vague list of services.

You should know what you're paying every month, what triggers an additional fee, what outside costs remain your responsibility as the property owner, and what services are already included.

At CrossView Property Management, we publish our pricing because we'd rather start the relationship with a clear conversation.
